One month into the apartment and I am in love with it! It was worth the wait.
The date got moved about a month or so but my situation allowed me to manage the day. I understand that things are not ideal in the pandemic and construction is going on all around my complex and if you are in the waiting line, you will not be disappointed by the quality of the apartment itself. These are probably the best rentals in Dover.

Beautiful place to live, most neighbors are super friendly. Clean area. Leasing office staff are wonderful. Very convenient location being only 3 mins from route 1 and 3 mins from Walmart. We’re in a 1 bed 1 bath.

I love this property! I've lived here 2 years and it still feels new. It's clean, upscale, spacious, and has excellent onsite management in Lindsey and Mindy. Maintenence is very good and fast, and landscaping is here weekly to maintain. The residents are friendly and include a great mix of ages, ethnicities, and lines of work. This quiet community feels like a community, and is centrally located to everything: shopping, restaurants, fast food, gas stations, banks, and less than 10 minutes to downtown Dover or Felton. Residents (some with their pets) walk the complex daily, and add to the warmth of The Reserve. The walls/floors/insulation are thinner than average (they are, it's true), so you might hear your neighbors if their tv/music is too loud or they're heavy walkers. Most residents make a conscious effort to keep noise that could affect those outside their unit to a minimum, but like everywhere, some aren't as considerate. If you live on the first or second floors, just hope your upstairs neighbor(s) are polite and respectful. The office gives lease violations for noise instead of fines and evictions, so there is no real deterrent. Rent definitely feels fair for the value, but recent increases are making it tough for some to renew. A 1 bedroom is approaching $1800 and a 2 bedroom is over $2000. All in all, easily 5 stars! Thank you to the onsite management and residents for making my living experience here a great one!

We lived at the Reserve on East for about a year. Overall, it was a great experience. The management team led by Lindsey Dolph was outstanding. Lindsey always was quick to respond to questions or concerns. The property is relatively new and in excellent shape. We lived in a third floor unit so we didn't have any issues with neighbor noise. There's some road noise from Route 13 but it's not intrusive. There are plenty of services nearby. We never struggled to find a parking space in the complex. We leased a garage which was a nice amenity onsite. For the monthly rent we paid, it was an excellent value.

Loved living here. Everyone was friendly and it was convenient between quiet and close to Dover amd access to the mall and shopping. I appreciated the close proximity of the gas station and food! Very dog friendly. I was blessed with quiet neighbors overall

Water pressure and temperature..lovely
Everyone in the front office is AMAZINNNNG

CONS:

Clubhouse was still unfinished. Would have loved to enjoy
Walls are thin- upstairs neighbor has a large dog. I knew she arrived home at 4pm and woke up to take the dog for a walk at 630..7am. That sucked some days

I highly recommend this place. I would have stayed forever if it made sense.

We have lived here now for about a 1 1/2 years. First year we rented a 2 bedroom, 1114, then had to move to a 3 bedroom. We have to live on the first floor because my wife recently became disabled. Our first year was great and the neighbors above didnt allow their child to run and jump inside. Going into our second year we had new neighbors above that allowed their child to run, skip, jump and stomp from one end of the apartment to the other, literally everyday all day. It would be so much that the light fixtures would rattle. We sent several complaints to the office and it would get worst after we complained. So we needed to sign a new lease for a 3 bedroom apartment in another building 701. We are there a day, and the neighbors above have an older child then the child that was above us in the previous apartment. Running, jumping, nonstop most of the day. We went from bad to worst with the level of noise. We have been in the 3 bedroom now a little over a month. I have sent 6 complaints along with several recordings to prove how loud the noise is. Each time I complain, it gets worst. I expect to hear walking noises, furniture occasionally, music and TV, and running or jumping sometime, but constant running and jumping non stop for several hours. And the apartment doesn't issue fines, just least violation, laughable. It's a shame that the parents above us aren't teaching their children to be courteous, good neighbors, otherwise we would stay until my wife recovers enough from her brain surgery to maneuver steps. Its a shame the apartment doesn't fine for noise complaints, otherwise the apartment would be a great place to stay for the price. Fines would discourage the behavior.
Update: 1/1/24: Now we are on our 20th complaint to the office and 4th after 10pm. If you are considering moving into this apartment on the 1st or 2nd floor ask if small children will be above you. We have lived below a 2 year and a 4 year in each apartment and the parents say they can't control their child from running, jumping, stomping and skipping through the apartment. You call Camden police, they say it's a civil matter and that they can't tell the tenant to stop making noises and all the apartment does is issue a lease violation letter or call and ask the tenant to stop. Again, I expect to hear walking noises, furniture occasionally, music and TV, and running or jumping sometime, but constant running, stomping, jumping and skipping non stop for several hours, that's not exceptable apartment noises. The floor and ceiling are shared spaces and not common spaces. The apartment is allowing us to be bullied and harassed by adults that are too lazy to teach their child respect for others and the only solution is to allow us to break our lease, incur additional moving expenses and inconvenience all because they won't hold their tenants to the lease and issue real consequences to protect their tenants.

Any family member is not to make any disturbing noises in the rental unit nor engage in conduct or behavior which interferes with the rights, comforts or conveniences of other tenants or neighbors.

I applied for an apartment last week and got denied same day. When I spoke to Mindy in the office as to why I was denied, she said there are details on the report sent. The report stated it was bc of credit issues like lack of sufficient relevant real estate account information (adding rent payments to your credit score only came into effect Sept. 2022 ?), the date that you opened your oldest account is too recent () and lack of sufficient credit history (). I’ve had credit cards since 2012 and my credit is in GOOD standing so I’m not sure about the accuracy of this company they use to pull credit reports. There’s something feels fishy about this company (maybe discriminatory), I just can’t put my finger on it. Also, they provide no military incentives/discounts in a military town.

Let’s be realistic, final judgement shouldn’t be passed until after moving in. We have never been in a pandemic such as the current one. Walk in any store and you’ll see empty shelves due to supply & shipping delays. Businesses lost employees and in turn fell behind schedule. The staff has been amazing, excellent, overly friendly, and attempting to do the best they can under the current circumstances. I paid my deposit in April and was expecting to move in by July 1. It didn’t happen. Initially, it appeared contact was being initiated by the tenants. When calling the office, I spoke with a number of associates. It appears they experienced turnover during the course of the pandemic, just like everywhere else, and updates were not communicated at first. Construction is visibly progressing and communication is great. The staff are friendly when you call, able to answer all questions, and provide any information I have requested. Just like all of us, they are doing their best in a difficult time. They don’t have to provide discounts, so please don’t whine that they don’t support your organization. Try to buy a house in this economy...is anyone giving you a discount? No - you’re overpaying by 25%. We have all been inconvenienced to some degree. You’re all going to be okay in the end. Move-ins have started. The apartments look amazing! Just breathe.
