It used to be the best but unfortunately the was 2 years ago. Don't let the flowers by the office intrigue you.
-Safety: 2 years ago was a real gated community with all gates and amenities doors working properly, 10 pm security guards all around the place looking the swimming pool and all other amenities to make sure no strangers in the complex.and the security stay around in the complex.
-Lights on car ports %70 don't work, no follow up.
-Cold Jacuzzi.
-Swimming pool and Jacuzzi no bathroom after 5pm so kids pee in them you can smell it.
-Maintenance it takes them 15 days to 3 months, no coordination between the office and maintenance staff.
-Very old washers and dryers.
-No water heater in summer they still charge you for something not exist or they adjust the heaters to give barely warm.
-Holidays like Christmas and Thanksgiving, no trash company would come to take the trash, the trash accumulated for a week then they charge you unjustified triple for that month which is not your fault.
-Untrustworthy,
-it was %85 perfect you need to add your name on long waiting list just 2 years ago to get an apartment.it turned to %40 and more than 30 units are available and the numbers increasing. Everyone trying to find something else.
-Location is great , some renovated apartments are good.
-Think 5 times before you get in.

This being my third apartment, I had high standards and knew what I wanted out of a complex. From the tour, to hearing my dad's review from almost 30 years ago (yes he did live there in the 90's), needless to say I felt like I had finally found a place that I wouldn't regret. Boy was I wrong...
To start, when I moved in my neighbors had a dog that not only barked at everything, but the owners we're terrible dog owners and let the dog do it's business on their patio and had a LITERAL trash can, for it's feces. Needless to say, it reeked. Thankfully they moved out relatively quickly only for a different person, with an obnoxious dog to move in. Not only was this owner worse, they did the same thing with the trash can, but they installed a doggy door and would let the dog go in and out all hours of the day and night. To put into perspective, I have numerous audio recordings of the dog barking for 10+ minutes at 1am because the owners had gone out of town for the weekend and left the dog. The leasing office didn't seem to care until 6 months in and I threatened to get a lawyer involved. Only then did they finally do something.
Additionally, 3 months into my lease term, my dish washer and washing machine both broke. I submitted maintenance requests. No one came for a month. Finally someone shows up and they were there for some other issue submitted, also months ago. So I convince them to fix the washer so I could at least do laundry, but no luck on the dishwasher. Someone finally comes, 2 months later, for the dishwasher, and takes one look at it and goes "yeah, it's broken. Needs to be replaced and we have to order it. So it's gonna be another months". By the time I finally got a new dishwasher it was sometime in January I believe.
So this brings me to the final reason. The leasing office. They are rude, unprofessional, and waste your time. Do not fall for the overall high rating on google and yelp. They are offering incentives to residents to leave a good review. I'm not sure if this is still going on, but I have emails detailing a contest where they were giving away a TV through a raffle and to enter you had to leave a review, although not stated I would assume they expected the review to be positive.
As stated the office was rude, took forever to respond via email or get ahold of through phone. After I moved out they sent me a bill for move out charges which of course I am going to contest, however upon going there, they pulled up photos, if you can even call them photos. The photos they showed me look like they were taken on an iPhone 3gs from 2009. I'm not joking, the photos are a 225x300 resolution. They are showing me them, saying "here is the damage we are talking about" and I'm sitting there wondering if I need glasses because the quality is so bad. The second you try and zoom in, you can't make anything out what so ever. Even if you could make something out, it was likely dirt or something that would be covered under the cleaning fee.
When I went in and talked to them I made it clear that I didn't believe there was actually damage and that most, if not all the charges would be covered by the cleaning fee and we agreed I would receive and updated invoice once they received the invoice in approximately 10 days. I finally heard back over a month later, basically saying I still owed the original invoice, and sent the invoice they received showing the work had been completed. They claimed they took pictures prior to cleaning to document the damage. Okay but how can you distinguish damage from dirt if a.) your pictures are so pour quality you can't even tell. b.) the apartment hasn't even been cleaned yet.
This is their cheap way of trying to do everything all at once to save a buck and in the mean time, I'm paying for it.
No where on the invoice did it say how to pay or when. So they wasted more of my time by making me go get a different form of payment.
Overall I can not recommend Redlands Lawn and Tennis unless you want to waste your time, your money, and your sanity.

I think adequate is the best description, not great, not terrible. I would be skeptical of any highly positive reviews as management specifically requests and incentivizes positive feedback (screenshot is an email blast that was sent to all residents). I would also be skeptical of extremely negative reviews, they're usually just mad about something.
The location is convenient. Downtown Redlands and the freeway are both just a short drive. Stater Bros. and several restaurants are within walking distance.
It's nice to have a gate, although until recently the main gate did not seem to be truly functional.
The grounds are generally clean and well maintained. The landscaping especially was well taken care of. However, many of the facilities are clearly showing their age and things like outdoor lighting and the pedestrian gates are often broken.
Appliances were decent, about what you would expect. Fixtures, at least in my unit, were relatively new but pretty low quality. I never had any issues with insects or other pests. Work orders were usually resolved quickly.
When I first moved in the staff were friendly and helpful. At some point the management company changed and all of the original staff left as far as I can tell. The new staff were also friendly, but less helpful. It seems like there are communication breakdowns, within the office and with the offsite team. I often only received partial information, requiring multiple follow ups, or received different information from different people.
In summary, for my current stage of life I was content here, but I wouldn't want to be here long term.

Very polite, friendly staff. For any request or problem in the apartments, any issue is always quickly resolved. I will definitely recommend all my friends to choose these apartments. Thank you for taking care of us.

Sadly, I cannot recommend this location for living.

Location: The people they choose to live here are inconsiderate of individual space. Trash is left in gym, pool and other amenities. The smell of cigarettes is just disguising as I am sitting on my couch with balcony door open

Amenities: The amenities offered are old and work barley. Fitness center is never open at 8am and soccer filed is used for dogs and dog park always is left with feces.

Management: The management team doesn't respond to serious concerns in a timely manner. Lupe was rude on varies occasions.

Maintenance: On two separate occasions a maintenance worker has stolen money and property (I have hidden video surveillance cameras inside all over). You say do not enter and they enter and steal. My neighbors have informed me they have stolen from them as well.

Neighborhood: The neighborhood is not safe, clean. I made sure to carry protection when ever I am alone here.

Overall Experience: Living here has been stressful. The apartments are not well-maintained and work orders say completed with work not being completed.

I can not recommend this place to anyone.

I've been fortunate to call this apartment complex home for some time now, and moving into my second apartment here has only reinforced what a fantastic place it is to live.

Location: The location is unbeatable. It's conveniently situated near all the amenities I need, from grocery stores (stater bros) to restaurants and parks nearby. Really quiet too

Amenities: The amenities offered are top-notch. I love taking advantage of the fitness center and swimming pool, and having a tennis court.

Management: The management team has been outstanding. They're responsive, friendly, and always go above and beyond to ensure resident satisfaction.

Neighborhood: The neighborhood is safe, clean, and welcoming. I feel comfortable walking around at any time of day or night.

Overall Experience: Living here has been a joy. The apartments are well-maintained, the community is vibrant yet peaceful, and the sense of community among residents is palpable.

I highly recommend this apartment complex to anyone looking for a wonderful place to call home. I'm thrilled to be part of this community and look forward to many more happy years here!

Redlands Lawn and Tennis Club has been a great experience for my family. The grounds are well-kept, and the apartments are clean and updated. They have been communicative and working to keep all the amenities well-maintained. It is within walking distance of several restaurants and grocery stores, and within a 5 -minute drive of downtown Redlands (more stores and eateries) and 10 minutes from Loma Linda, so the location is excellent. Also, my spouse and I have both felt safe in this location, which is also a big plus. I have seen many families outside with their children, which is always a good sign.
It has overall been a good experience living here, and I would highly recommend it!
