We love staying here! Even during peak season, there is a good vibe at the pools and it's now too loud or crowded. A great spot for a family to stay as most of the residents are older, so it's a little more laid back and peaceful and quiet.

It's close enough to some conveniences but far enough down the way to avoid too much traffic from the more crowded beach areas.

If you're looking for a condo to spend a few days on a getaway, definitely consider this place!

We had the most fabulous time at 305 Ebb Tide! It is furnished perfectly and has everything you need from sunrise to sunset for a perfect beach vacation. Our girls trip for the second year in a row at this condo could not have been more fun. The beach location is private and quiet, clean and wide sand beach. The pool is well maintained and sizable for the size condos and the property is kept clean and well maintained. This would be a great condo for a month long rental!!

As an out of State property owner in New Smyrna Beach we could not ask for a better and highly professional service team at Ocean Properties Vacation Rentals to manage our Condo while we are out of State. Ocean Properties Vacation Rentals have gone over and above in all aspects of Property Management from marketing our Condo, rentals and overall taking care of our Condo. We were very impressed on their excellent service this past Fall when our air conditioner failed. The staff contacted us on the problem with the air conditioner and followed through working with the Vendor on completing the install of the new air conditioner. We cannot imagine having any other Property Management taking care of our Condo like they do. They do such a great job. It’s always refreshing coming back to nice clean Condo.

I have known and done business with Ocean Properties for over 30 years. Initially, when I was using them for rentals, I also used Airbnb and VRBO. And over the years, I found they did such a good job, I didn't use the other services anymore. One big improvement they've made along the way was their handyman services. They can take care of almost any problem you have, which is especially nice when you're not living nearby your rental property. The staff is well-trained. They really do a great job. I just could not be more pleased. I can only recommend them to anyone thinking of renting out in New Smyrna Beach.

I recently booked a room from Ocean Properties NSB for a week, and it was not a good experience. I have previously stayed at Ocean Walk on 4 different occasions, and every time the stay has been great. The rooms were clean, and the vacation was memorable. When the family comes to New Smyrna we try to stay at Ocean Walk. My last experience on 5-27-24 was a disaster.
From the moment we walked into the Condo I felt that mistakes were made, but not by me. The warm feeling of humid air greeted us at the door. While the A/C unit read 76 degrees, as you made it farther into the condo the temperature increased. Another thing that was immediately noticed was the floors were not swept or mopped as. While this was not going to affect our vacation we continued to find issues with the rental. Ants covered the bar top in the kitchen, dirty dishes that were put away in the cabinets as if they were clean and any dish or utensil that we used had to be cleaned prior to us using them. I understand that the cleaning crew does not do the dishes but I should not have to clean the dishes from the previous renter. The tile in the master was unstable and loose, but the tile in the guest bathroom was cracked. I was nervous that my children’s feet would be cut by those tiles so I made them use the Master bath.
As my wife and I continued to settle in we continued to find things that were not what we came to expect while staying at Ocean Walk. The furniture had crumbs on the surfaces of them and pillows and blankets were conveniently placed to hide stains on the furniture. This meant that The Staff knew about the stains and tried to hide them while completely overlooking the crumbs. We turned the A/C down to 73 degrees in the hope of cooling the living room and master bedroom to no avail. The high humidity and heat was greater the deeper in the condo you were. While the A/C maintained 76 degrees, the Master and Living Room felt hotter. We did not call on Wednesday night because we were not sure if the A/C was working or not as we went to the beach and pool and were not in the room until later. We called about the problems in the morning on Thursday. Ocean Properties sent out a pest control guy and an A/C guy. The pest control guy arrived first and he walked to what read a 76 degree condo and immediately knew the A/C was out as well. He proceeded to spray chemicals to treat the pests and laid bait traps in the kitchen for the kitchen ants. Which put my mind at ease because I had two young kids that I wanted to expose to pest control chemicals on our vacation.
The A/C guys came in about an hour later and thanked me for turning off the A/C and not burning out or freezing up the unit. The A/C guy did state that they were having problems with this unit and this room unit is 16 years old and the roof unit was 10 years old. He stated that he pumped it full of freon and it was cooling for the time being, but he did not know how long it would last. He hoped it would make it the entire stay but it was unlikely. After they left we were able to enjoy some of the beach and pool time before returning to a room with questionable A/C. The Condo got to 74 degrees but in the Master it felt like 77 degrees.
I feel that Ocean Properties dropped the ball in a big way and I, the consumer, was punished. Ocean Properties claimed that they did not know about the poor A/C and that may have been the case, but the Condo owner did know about it. With regards to the pests and the dirty rooms and dirty dishes, that falls on Ocean Properties as they failed to do a quality control check and when I brought it to their attention there was no attempt to fix the problems. What upsets me most is that, if any of these problems would have been brought to my attention, I would have simply booked another room as I know Ocean Properties NSB can do a better job. I thank you for your time and attention to this matter.

We stayed at the Ocean Walk Condos. The unit was a 3 bed/3 bath and had plenty of room for our family get together. The unit was clean and everything worked properly. Our room looked west across the mangroves and palms along the Indian River. Beautiful setting. Very short walk to the beach thru well kept association grounds. Garage parking area was secured at night with easy elevator access and luggage carts available to use. There were no problems with our stay and the price was fair or better than fair compared to previous hotel stays in other locations. Wish I could have stayed longer.
