The website needs to be updated in order to improve contact and increase feedback from residents to actively participate in HOA meetings. There is a lot of repairs and upgrades that need to be made and no form of reaching out that is fair for all members. The pool and jacuzzi need cleaning, The fence around the pool is coming apart and all you do is re-paint it. The gym has a lot of machines that are not repair or fully capable of use. the pool area requires updating period. There is lack of community events for families or holidays. Please update your website and allow for a feasible communication and virtual meetings. An update since my last complaint over a year ago this is still occurring as of

Poor Management and Lack of Services at Imperial Lakes HOA

The services provided by Imperial Lakes HOA are far from acceptable, especially considering the fees we are required to pay. The management, led by Carlos, is unresponsive and ineffective. Phone calls go unanswered, and it’s impossible to reach anyone who can address concerns or complaints. The office hours are unreasonable, and even visiting the clubhouse in person is pointless since no one is ever there to assist.

Transparency is another major issue. Meeting minutes are not posted online, and there is no option to attend meetings virtually. This makes it nearly impossible for homeowners to stay informed or participate in community decisions.

The condition of the amenities is appalling:

The pool house fencing is rusted and falling apart, with only superficial paint touch-ups as a "fix."
The pool and jacuzzi are not cleaned regularly.
The workout room equipment is outdated, and the sauna is in desperate need of maintenance and upgrades.
Street signs are so old they’re illegible, posing safety risks.
The community appearance is also neglected. Townhouses need cleaning and painting, but no action is taken to maintain them. Meanwhile, the recently introduced online payment option comes with an extra fee, adding insult to injury.

Despite charging HOA fees, the management does little to improve amenities or the overall community. An open investigation into this HOA is warranted, as we homeowners cannot get answers or see tangible results. Sadly, Carlos does not demonstrate the necessary skills for effective management or customer service.

If you're considering living here, be aware of these ongoing issues. Residents deserve better, and it’s disappointing that such mismanagement persists.
