From the start this was an amazing experience, Great Ocean Condo and Homes support and unit 13406 at OceanWalk were exactly what I needed. the host provided us excellent information, descriptions, procedures from the start. they were always responsive when I had to reach out. and provide 5* support our unit was exceptional, yes exactly like the photos and description, but really even better. No words can describe the wide open space, the easy Floorplan, even for someone with a knee scooter and newly out of surgery I found the bed in the Master comfortable and huge, the view was just incredible. The balcony is huge with comfortable and alot of seating the living room sofa was also comfortable and felt like home. all the appliances were pristine. the bathrooms were above and beyond and the extra items for a game night, a quiet read a short stroll to the pool or beach were great. lots of extra pillows and towels. great blankets in the living room for snuggles all in all the perfect spot.
And again the staff I spoke with at Great Ocean Condos and Homes were amazing. They provide excellent details and instructions.

I can't leave a review about a specific property with this company because my reservation was canceled less than 3 weeks before my arrival date and after I had paid in full. I was given no explanation as to why my reservation was canceled I was just told that the property was no longer available. I was given 3 alternative options none of which were comparable to the original property I booked. Why would I be willing to stay in a condo when I booked a private home for a reason? There was nothing done to make this extreme inconvenience right by the company. I was given a refund on my money with a sorry for your bad luck and that was it. Would not recommend thus company to anyone who appreciates good customer service! Luckily I was able to find a property with New Smyrna Stays that was nicer, closer to the beach, and for the same price!

While the condo we stayed at was beautiful, we had a terrible experience. While we were enjoying our stay an excavator came right up to our beach area and began to tear up the wall as seen in pictures. There was no fencing or any precautionary cautions taken, and any one of our children could have fallen down the hole seen in pictures. Dealing with the property managers about this was awful- they wouldn't do anything to help us or compensate us for this huge danger, and had us running in circles trying to get help. I do not recommend booking with this team ever!!

Thanksgiving in New Smyrna was amazing as we spent it in a condo at Sunrise 309 to be exact. The condo was very well appointed. Amenities abound in this picturesque view of the ocean condo. The sleeping quarters were comfortable, spacious and we all slept amazing. Extra blankets and towels are provided. A lot of beach equipment was also available for use, but it being a bit cooler, we didn’t need to use those items. However, it was nice to see how many options we had if we should return during summer. The sliding glass door windows in the living/dining area are spectacular. We noticed they were dirty looking when we arrived and thought it was between the glass panes. So we just didn’t concern ourselves with it. Well on Sunday afternoon (day before we left), my hubby said “I am going to see if I can clean these windows.” That he did. He grabbed some windex and paper towels and wiped them all down. What a difference! I understand the water and salt accumulate on the outside surfaces, so that may be something the owner/cleaning company can look at before guests arrive. That view is amazing and ensuring clean windows makes that “wow factor” pop so much more. Overall, we had plenty of room for our family of three and our sons girlfriend came to visit and her parents for a few hours also. Large table to eat and play Mexican dominos on 😉 TV has a lot of channels for surfing. (Sunday was our down day to stay inside or balcony all day). It would be nice to have 2 high top chairs instead of 1. Maybe updating the chairs and tables outside would be a nice touch as they are worn looking. The dishwasher in this unit is so quiet and makes me want to upgrade our home unit ASAP. The entire kitchen was fantastic. So much room to work/cook and congregate. There is also a full size washer and dryer to do your laundry in the unit. That was fantastic too. Another great feature is there are shopping carts located in the lower level near the elevators. You can put your shopping bags/groceries in them and wheel them up the elevator and into your unit.
Kindly return when finished. We enjoyed our stay in Sunrise 309 and our time in New Smyrna. We look forward to returning in the future. If your debating booking, just do it, I honestly don’t see how you can be disappointed. Enjoy being on Beach Time, it’s so relaxing no matter what time of year it is.

Our office held our 3rd annual Covid relief getaway at Ocean Dream. It was the absolute perfect place for our group. So much space, 2 master suites, game room etc. The house is on the ocean and had a very inviting salt water pool. Pool deck was spacious and had plenty of chairs. Plenty of beach chairs and toys for all. Wouldn’t change a thing about this place. I believe we have found our annual getaway place, looking forward to booking again. I have rented many times with Great Ocean Condos and have nothing but good things to say about their service. They are always responsive. We had one issue at this house and maintenance was sent right over. Looking forward to coming back next year.

Beautiful condo with a beautiful back porch view and sunsets. Had enough space for everyone. Beach was a small distance. I chose a 3 star review based on what happened during our stay. From the start it took over 15 minutes just to get through the gate and that was because the residents helped. The information was gaven incorrectly on how to get it. We found out we were to use the North Gate and use the little keypad not the big one. Maybe I misread but it did not say anything about the little pad. Second, the elevator was broken and being on the fifth floor, we had our stuff for six adults and two littles to carry up and down the stairs. The elevator began working but not for long. The last day, we also had to carry everything up and down the stairs again. Third, the door would not open for me but a quick call to support and we were able to get it. Fourth, the jetted tub in the master bathroom did not work and a claim was submitted. Fifth, the dryer door was not functioning properly so another claim was submitted. The ease of access to the ocean was nice. The location was okay but away from any restaurants about 10/15 minutes depending on traffic. You always have to carry your pool pass with you as they frequently check those and your parking tag/pass. I did like that they offered beach toys and items in a storage closet, however no way to transport to the ocean besides carrying. It was a very peaceful beach and not over crowded. If you decide to stay here make sure you have numbers to connect with when issues arise. Make sure to read all the rules and regulations as we had no idea until looking at the rules, we could not have a trailer or RV so we had to park it down the road at the Dollar General in hopes of not being towed. Overall, I do think if we were to visit New Smyrna Beach again, we would possibly stay at these condos if things were to be addressed and fixed. I just felt for what we paid and the stress of the first day, we could have found a better alternative. Happy Beaching!

We have been using Great Oceans Condos to manage our rental at Oceanwalk in New Smyrna Beach in Florida for 3 years & couldn't be happier. Best place for our large family of 15, 7 children under 7 and 8 adults. The kids loved the pool and there was plenty of space for everyone. The walk to the beach hadn't been repaired from the hurricane, once it's fixed it'll be perfect. I highly recommend Ocean Dream.
