The lodge area is a fantastic place to host an event, like a club meeting, birthday party, or other gathering. With plenty of fold-out chairs and tables, seating is abundant. Also, it has dedicated restrooms and a kitchen. The pool area, is usually for HOA members only.

I am writing this review in hopes that prospective buyers and real estate agents get full disclosure of this homeowners association in order to make an informed decision about buying in this neighborhood.

The Board for the Property Owners Association is completely dysfunctional. Money from dues is misappropriated, spent on projects that do not add value nor protect the 600+ homes that are within the association. The 280 acres of unmaintained greenbelt remain the biggest threat to the community as a massive fire risk, which in turn has caused many members to lose their homeowners insurance policies.

Rather than direct dues and efforts towards vegetation management, they harass homeowners over CC&R ‘violations’ that the Board themselves violate by not maintaining their greenbelts.

Spending and budgeting has evidenced nepotism, hiring friends and family to do jobs at egregious bid amounts. The Board makes executive decisions without input or votes from the POA. Most members are against the outrageous spending and decisions that are made by the Board.

The office manager is not a POA member, does not work full time and yet is paid above standard wages for a job that is worked half the time. The Board recently hired a property management company without taking a vote, while continuing to employ an office manager.

Dues increases are not voted on if under 20% and the association is lied to about what the increase is for, the money never goes to its intended target.

If you attend board meetings and question the Board about any of these decisions, members are verbally attacked and driven out from meetings. They refuse to live stream the meetings for those who cannot attend. Most members do not attend meetings for this reason, and new board members generally drop out suddenly after only serving a few months due to the hostility and volatility that exists. They have included an attorney, banking manager and other high level executives who quickly removed themselves after discovering the level of dysfunction and corruption.

The are several homeowners that live in Gold Ridge Forest that are driving down property values due to blight, garbage and deterioration. There is notable drug use and consistent visits from law enforcement. The Board has done nothing to protect its members from these homeowners, rather, refer them to the County, who in turn refer them back to the Board.

Had I known these issues existed and the Board was run like a dictatorship, I would have never purchased a home here. I would implore any prospective buyers to talk to neighbors in the area to corroborate this information, or join the Facebook page “Gold Ridge Forest Community Chat” which is where members discuss these issues and more.

Check out Sierra Springs or Jenkinson Estates down the way. They are not plagued with a power hungry Board and maintain common areas and greenbelts really well. Property values are also consistently improving, unlike GRF which has seen home values decrease or remain the same in the last 5 years.
