The check-in process at this location involves stopping at the guard shack, where the attendant verifies your reservation, gives a brief overview, and issues a parking pass. This takes just a few minutes and only needs to be done once. Afterward, they simply wave you through. There’s a small sign designating the right lane for owners and the left for guests, presumably to prevent delays for owners during busy times.

However, on one return, we had a frustrating experience. A new guest was checking in, causing a delay. Noticing the right lane was empty, I moved over to show my parking pass, expecting to be waved through. Instead, the blond-haired guard with glasses spoke condescendingly, insisting the right lane was for owners only. I thought maybe he missed my parking pass so I explained I was already checked in, he repeatedly asked, "Are you an owner, no, then wrong line" then stormed off without assisting. As I started to back up, another guard walked over in a near rage and aggressively stood in front of my car and screamed at me to back up a return to the other line. I think this guys name was Dave but not 100% sure as the situation was so out of hand at this point I may have missed it.

It’s worth noting that this was the slow season, and the right lane was completely empty. While I’m not an owner, I was paying an owner over $12,000 for a five-day rental. I doubt owners would want their guests treated this way by overzealous security guards.

We had a great experience here. We came in the summer of 2023 for whole family vacation. We asked the owner to turn on the elevator because we have a family member that has trouble with stairs. The fees for things are a little (a lot) for doing something wrong (for example- the wrist bands they DEMAND you to where is $40 if you lose it but I bet there is a reason behind it). Our house was great. Easy walk to the beach with its private boardwalk over the dunes. We (or I) will definitely be coming back.

Definitely the nicest area and beach to vacation at or even own a home at. Gated community with a private beach. The security guards are always great and welcoming. They definitely make you feel very secure. The homes are beautiful. The beach’s sand is pure white and the water is usually crystal clear. My family has been here three times now and will continue to vacation here!

Went in June and had an amazing time. The white sandy beaches were the finest sand I've seen. Crab island is also a must see and Back Porch was my favorite restaurant.

Read the reviews before staying at any house in this neighborhood. I cannot recommend NOT staying here enough. The security guards, as stated in dozens of reviews, are the rudest and most disrespectful people I have ever been around. They will call the cops on anyone who even talks back to them. Spoke to a few officers who complained about the security guards and how ridiculous they were and how they waste the police departments time with all their stupid calls. The HOA manager Christine, who I wouldn't hire to clean my cat's litter box, is on the same page as the guards. She is highly unqualified to do just about anything in life except be rude, hateful, and mean. I would stay in this neighborhood on vacation every single year if the HOA was cleaned-up and the guards were actually nice, friendly, and did their job without trying to be Walker Texas Ranger. Do your research on this place before staying at any rental in this neighborhood.

Our family has gone here 2 years in a row and the 2nd year something happened with the hoa and their private security run around acting like cops. Needless to say when the conversation came up to decide where to go for our family vacation I was able to remind everyone how awful they were and we will no longer be spending 10k on a beach house rental there. They even came down on my sister for putting up a small tent for her 1 year old to have shade. When we asked them why we couldn’t have it they said “the hoa thinks it’s cooking babies alive”. Gladly taking our money to a different vacation this time!

The house and location is absolutely breathtaking but the amount of discomfort we felt from security working under the direction of the HOA was unmeasurable it made our whole trip feel like we were being watched and walking on eggshells. If you decide to stay here make sure you give them a detailed itinerary of everything you are going to do while staying at the property to make sure you don’t get fined. Don’t take family photos on the beach either that is $1000 fine. Security was standing outside the fence all night when we were swimming in the pool and taking photos of us and our children without our consent.
